You must provide this to any buyer prior to signing an agreement of sale. You must also provide a lead based paint disclosure if your house is built prior to 1978. In situations where title insurance or a title search is not necessary, we can prepare a deed transferring your property. This typically would involve a transfer from parents to children. We can help guide you through the tax issues regarding gifting your house, and the potential capital gains that may be passed onto your children vs. the inheritance taxes that may be due if you were to retain title to your house. We also will ensure that all municipal requirements are satisfied as part of any deed transfer. This typically will include dye test and occupancy permits.
