We work with buyers (and their lenders) and sellers to purchase and sell real estate. We will review the status of the title to the property, make sure the taxes are paid current, and that the sale is done in compliance with local ordinances, such as the dye test and occupancy permit requirements.
Many times an owner may wish to try to sell his or her property without the assistance of a real estate agent. We work with buyers and sellers who are looking to sell their real estate without the assistance of a real estate. The first step in selling your house is to complete a seller disclosure statement . You must provide this to any buyer prior to signing an agreement of sale. You must also provide a lead based paint disclosure if your house is built prior to 1978. If you would like us to assist you with the purchase/sale of your property, please complete a Request for Title and email it or fax it to our office. Of course, you can also just call us on the phone or send us an email.
In situations where title insurance or a title search is not necessary, we can prepare a deed transferring your property. This typically would involve a transfer from parents to children. We can help guide you through the tax issues regarding gifting your house, and the potential capital gains that may be passed onto your children vs. the inheritance taxes that may be due if you were to retain title to your house. We also will ensure that all municipal requirements are satisfied as part of any deed transfer. This typically will include dye test and occupancy permits.
We assist property owners draft and enforce leases for real estate. For residential properties, landlords must comply with the Plain Language Law. For commercial landlords, we can assist to make sure your lease correctly captures the obligations of the landlord and tenant.
Eminent domain is when the government takes or condemns a property owner’s property. We make sure property owners are compensated for losing their property.
